‘Once Upon A Lake’ is a project designed on agricultural land and falls in the Bangalore Rural District.
No. You will have 100% ownership of the farm plot post registration. Unlike some developers, we ensure our buyers are in complete possession of their land.
Every one of the our farm spaces/plots is about a quarter acre in size. So you will have approximately 10,000 square feet of developed farm land for your personal use.
Unlike bare plots sold by builders/developers, every farm plot will come with a Vastu-compliant layout. Your developed farm plot will come with a living fencing, pollinator garden, food forest, paved walkway with trellises, yoga lawn with seating, parking area for 2 cars, pathways, metered water supply for your personal and planting purposes, and access to electricity.

Your plot comes with earthwork, layout design, planting and landscaping completed. While the plot layout will clearly mark the recommended placement for a farmhouse, the sale price does not include the construction of a farmhouse. Should you want us to design your farmhouse, our panel of recommended architects is available to guide you end-to-end.
As per the guidelines governing agricultural land in Karnataka, you can build on a maximum of 10% of your landholding. On a 10,000 sq ft farm plot, that will mean a maximum of 1000 sq ft.
The registration of the plot will be done on receipt of full payment. Your ‘developed’ plot will be handed over within 45 days from the date of registration.
Your price will include maintenance services for an initial period from the date of purchase. After that, the services can be continued on a chargeable basis. Kindly speak to our team for specific details.
